This two-bedroom, two-bath condominium is in the Phoenix resort, in the heart of San Pedro Town, a community of about 16,000 residents on the southern end of the 25-mile-long Ambergris Caye.

The resort, completed in 2009, offers Caribbean Sea views as well as two heated swimming pools, a fitness center, a spa, a restaurant with room service, multiple bars, kids club, tour desk and security. Resort activities include snorkeling, scuba diving, fishing, yoga and birding. Most town services are within walking distance of the resort.

On Ambergris Caye, Belize’s largest island, the primary mode of travel is golf cart, supplemented by bicycles and taxis. The Phoenix offers free bicycles and rents golf carts. There are plenty of grocery stores, banks, pharmacies, restaurants and coffee shops within walking distance, along with a sandy beach minutes away. The San Pedro International Ferry Terminal is about a seven-minute walk. John Greif II Airport is about five minutes by golf cart or taxi.

The resort, part of the Curio Collection by Hilton, broke ground in 2010; construction is ongoing. Amenities for residents include more than 10 dining options and bars, a spa and gym, a saltwater pool with cabanas, retail shops and a concierge desk that can book a host of trips, from scenic tours and fishing expeditions to water sports and rainforest hikes.

From Mahogany Bay’s marina, a free 15-minute water taxi goes to the resort’s beach club on a secluded lagoon on the western side of Ambergris. Palapas shade a white sandy beach. There are over-water cabanas with food and drink service, along with complimentary kayaks, paddle boards and beach games.

The resort, which has a golf cart rental center, is about 12 minutes south of John Greif II Airport by cart, and about 15 minutes south of the San Pedro International Ferry Terminal in central San Pedro.

Indoors: The two-bedroom, two-and-a half-bath house is in the British Colonial style, with a wide veranda and jalousie windows. Various “add-ons” can be incorporated, among them a golf cart garage for $15,000, a boat slip for $30,000 and a swimming pool for $60,000.

The front door opens to a veranda running the length of the house. Three sets of French doors give access to the open-concept living area with a beamed ceiling, a kitchen and dining area, and a guest bathroom. The kitchen has an island and Fisher & Paykel appliances. Hardwood finishes are complemented by heirloom quality furnishings and ceilings fans throughout.

The area is mostly residential, though a small nearby resort has a restaurant. Services in San Pedro Town are a five- to 10-minute drive by golf cart. Continuing north on Ambergris Caye, there are various resorts with restaurants and bars, including the popular Secret Beach area, about a half-hour drive by golf cart, with crystal clear water, white sandy beaches and numerous bars, restaurants and accommodations.

John Greif II Airport is about 15 minutes away by golf cart or taxi, and the San Pedro International Ferry Terminal in central San Pedro is a 10-minute drive.

Indoors: A circular driveway fronts a stairway ascending to a veranda. The living room has sliding doors out to the pool area. The kitchen has wood cabinets and wood and stone countertops. Two of three bedrooms in the house have sliding doors facing the pool. The main bedroom has an en suite bathroom.

Stairs from the veranda ascend to a tiled roof deck with a walkway to a separate two-story structure containing a garage with a guest apartment above. The apartment has a vaulted beamed ceiling and a shaded balcony with pool and lagoon views. The property is being sold fully furnished.

Outdoor space: A swimming pool and concrete walkways are surrounded by palm trees and shrubs. There is a dock covered by a palapa and a boat lift. The house has several shady verandas, and the rooftop with lagoon views is partially covered. The asking price includes an adjoining undeveloped lot.

Costs: Annual property taxes are $450, and there is a monthly security fee of $130.
